屋檢注意事項

房屋檢驗時我須要在場嗎?

​

一般房屋檢驗依房子坪數大小時間略有差異(依屋齡、面積及現況而定)，一搬平均檢查

的時間約三小時左右，房屋檢驗時您最好在現場，但為了不影響房屋檢驗的進度和深度，

建議您在檢驗完成前半小時到場，屋檢師會和您解說屋況。

 

房屋檢驗前需要注意哪些事項 ?

a. 請注意，如果屋檢前屋主沒有打開水電或瓦斯等開關時，有可能

    某些原因讓屋主刻意關掉，如果屋檢師貿然打開，有可能造成一

    些破壞性甚至安全性的風險，比如突然打開電源造成電器用品或

    馬達等受到高電壓衝擊致使壞掉，或水管本來就在漏水 ，貿然

    打開可能導致地毯弄濕，比如嚴重時甚至瓦斯管線有可能早在漏

    氣，這些都是有 liability的問題，一般屋檢師檢驗時不會幫您打

    開的，所以請確認屋檢時有水，電和瓦 斯等，並已打開，以方

    便屋檢師來檢驗。

b.如果屋主有養寵物， 請卻保寵物被隔離，最好請屋主帶開，以免

    干擾檢驗。

c. 確定屋檢前屋主和賣方仲介知道屋檢師到達的日期和時間，建議

     屋檢期間屋主和賣方仲介最好不要在現場。

Do I have to be there ?​

​

While it’s not required that you be present for the inspection, it is highly recommended. You will be able ask questions as you learn about the condition of the home and how to maintain it. However, we prefer that you arrive near the end of the inspection.

There are many benefits to having your home inspected before listing. With a pre-listing inspection your home could sell faster and for more money without any renegotiations because results of the inspection will be presented ahead of time. Your potential buyer will be reassured about the condition of the home from the detailed inspection report. A pre-inspected listing will also give you the ability to fix any problems and deal with any issues ahead of time, so there won’t be any surprises.

What should be ready before the home inspector arrives ?

​

For the best inspection result, please check this list before the home inspection:

  • Ensure that all the utilities are on.

  • Ensure that the selling agent and occupants are aware of our arrival (it is best that occupants leave the home during the inspection).

  • All pets/animals shall remain inside enclosure or cage or stashed away during the home inspection.
